Chaparral Village

This is my home. This specific house pictured here, 1204 Mesquite Lane, in Chaparral Village, is where I grew up from the time we moved to this town in 1976.  When I was almost 4 years old, until I moved out to go to college in 1991 – this was my home. In fact, my dad still lives there today. This neighborhood and the adjoining park hold so many fantastic memories for me. However, one thing I love about this subdivision is that over the years the investment has also been as strong and as sound as my most wonderful childhood memories. This means that in due time, there will continue to be great memories built around this neighborhood for years to come. There are almost 500 single-family homes in Chaparral Village, built in 1970 in one of the most centrally located subdivisions in Baytown. Almost situated in the direct center of our city, Chaparral affords quick, convenient access to the shops on Garth Rd, Pirates Bay Water Park, the new entertainment complex at TX-146 and I-10, and the historic ACE District of old downtown Baytown.

Property values in Chaparral Village have been on a steady increase over the years. In 2014, the average sale price of a home in Chaparral Village was $97,000. That number is based on an average of the 19 homes sold in the neighborhood through the MLS system that year. In 2017, already, the average sales price in MLS for the neighborhood is $130,000. That’s roughly almost a 35% increase in home prices. As a home owner, that’s a great indication of sustained, long term growth and as a potential home owner, you can see significant long term growth when you look at the average property sale in the year 2000 at $81,000 in that same neighborhood. A good, steady incline like that is a sign stability and consistency.

With the exception of rebuilding a few homes throughout the neighborhood due to a variety of reconstruction situations, most homes in Chaparral were built between 1970 and 1982. The average home size in Chaparral is 1600sf, but the homes range from 1300-2700sf.
